Let only

Within our let only package we will offer an up-to-date market appraisal of your property; we will conduct this to you with appropriate comparable evidence and advice on improving the letting potential. We will market through leading UK’s property websites including Rightmove, On the Market and our own company website (www.property-stop.com). We will also conduct viewings at the property, and will inform the landlords of any potential tenants, as well as carrying out detailed referencing checks on the chosen tenants. We will also handle preparation, collection of first month’s payment and damage deposit as well as produce the tenancy agreement.

Unmanaged

Within our let only package we will offer an up-to-date market appraisal of your property; we will conduct this to you with appropriate comparable evidence and advice on improving the letting potential. We will market through leading UK’s property websites including Rightmove, On the Market and our own company website (www.property-stop.com). We will also conduct viewings at the property, and will inform the landlords of any potential tenants, as well as carrying out detailed referencing checks on the chosen tenants. We will also handle preparation, collection of first month’s payment and damage deposit as well as produce the tenancy agreement. We will also conduct a detailed inventory including photos, as well as taking utility metre readings, we will pass these readings onto the utility companies to avoid any liability being passed onto the landlord.

Managed

With our managed package we will offer an up-to-date market appraisal of your property; we will conduct this to you with appropriate comparable evidence and advice on improving the letting potential. We will market through leading UK’s property websites including Rightmove, On the Market and our own company website (www.property-stop.com). We will also conduct viewings at the property, and will inform the landlords of any potential tenants, as well as carrying out detailed referencing checks on the chosen tenants. Within a managed package Property Stop will also conduct registration of the tenancy deposit through the government scheme DPS. We will manage this property monthly; this will include collecting rent, routine property inspections during the tenancy, where reports will be generated and will be sent over to you including pictures, so you are able to keep an eye on their property whilst not having to worry about the stress of managing it. We can offer you a rent guarantee product safeguarding your property if the tenant is to ever not pay any rent.
With the management package, Property Stop will be the main point of contact for the tenants throughout their time renting the property, we will deal with any maintenance and attain quotes
from our trusted contractors if any works need to take place. When the first year of the tenancy comes to an end, we will conduct the tenancy renewal provided both you and the tenant are happy in doing this, we will also evaluate the current market and see if there is any room for a rent increase. Prior to the move in of the tenant we will carry out an inventory inspection, producing a detailed text and photograph documenting the condition of the property. We will also document metre readings that will also be documented at the start and end of the tenancy.
