At Property Stop, we offer three customisable packages, each executed to the highest legal standards, 
ensuring a hassle-free experience for landlords.

Free Market Appraisal

At Property Stop, our market appraisals will offer our ideas and thoughts on what we believe you can truly achieve for your property.
We offer an unbiased view of what we think your property will achieve. 

Our thoughts are entirely based on current availability of similar properties and what prices properties have achieved over the last few months. This information, combined with your own thoughts, is used to create a marketing plan for your property. This is where Property Stop is unique. Given that some of the team own rental properties themselves, as well as having experience in the Letting industry. We as a company can offer advice and guidance about how you can achieve the best rent for your property. This advice is based on our own experiences as both letting agents and owners of rental properties.

Let Only - 85% of the monthly rental income + VAT = 102% of the monthly rent inclusive of VAT.

Our Let Only package includes:
• Professional property marketing via our chosen channels. This will include the UK’s leading website Rightmove, together with other proven channels we subscribe to. This will give you the best marketing coverage possible.
• We’ll arrange and carryout accompanied viewings at the property.
• Updates will be provided to you of any viewings that take place and the applicant’s feedback will be discussed with you.
• We will carefully negotiate any offers received to secure you a tenancy under the best possible terms.
• Tenants will be professionally referenced using our chosen provider.
• Preparation of an Assured Shorthold Tenancy Agreement (AST) for electronic signature.
• Collection of the first rental payment.
• Collection of the damage deposit which we will forward to the Landlord to register within their chosen deposit scheme.

Unmanaged - 100% of rent due + VAT (subject to a Minimum Fee of £750.00 + VAT) = 120% of rent due including VAT (subject to a Minimum Fee of £900.00 including VAT)

Our unmanaged package includes:
• Professional property marketing via our chosen channels. This will include the UK’s leading website Rightmove, together with other proven channels we subscribe to. This will give you the best marketing coverage possible.
• We’ll arrange and carryout accompanied viewings at the property.
• Updates will be provided to you of any viewings that take place and the applicant’s feedback will be discussed with you.
• We will carefully negotiate any offers received to secure you a tenancy under the best possible terms.
• Tenants will be professionally referenced using our chosen provider.
• Preparation of an Assured Shorthold Tenancy Agreement (AST) for electronic signature.
• Collection of the first rental payment.
• Collection of the damage deposit and registration of the funds within The Deposit Protection Service (The DPS) custodial scheme.
• Preparation of a professional written and photographic Inventory & Schedule of Condition.
• Collection of meter readings before the tenancy commences.
• Arranging electronic signature of the initial tenancy documents.

Fully Managed - 85% of the first month’s rent + VAT and 10% per calendar month of the rent due + VAT (subject to a Minimum Initial set up Fee of £850.00 + VAT) = 102% of the first month’s rent including VAT and 12% per calendar month of the rent due including VAT (subject to a Minimum Initial set up Fee of £1020.00 including VAT)

Our fully managed package is the most popular service level and includes:
• Professional property marketing via our chosen channels. This will include the UK’s leading website Rightmove, together with other proven channels we subscribe to. This will give you the best marketing coverage possible.
• We’ll arrange and carryout accompanied viewings at the property.
• Updates will be provided to you of any viewings that take place and the applicant’s feedback will be discussed with you.
• We will carefully negotiate any offers received to secure you a tenancy under the best possible terms.
• Tenants will be professionally referenced using our chosen provider.
• Preparation of an Assured Shorthold Tenancy Agreement (AST) for electronic signature.
• Collection of the first rental payment.
• Collection of the damage deposit and registration of the funds within The Deposit Protection Service (The DPS) custodial scheme.
• 12 Month rent guarantee and legal protection cover will be included.
• Preparation of a professional written and photographic Inventory & Schedule of Condition.
• Collection of meter readings before the tenancy commences.
• Arranging electronic signature of the initial tenancy documents.
• Conducting regular property inspections and reporting back our findings with a written and photographic inspection report.
• Arranging any required routine maintenance that may be necessary.
• Collection & processing of the monthly rental payment.
• Production of monthly rental statements detailing your income & expenditure.
• Organising renewal of any required certificates during the tenancy (EICR, Gas Safety, EPC).
• Arranging tenancy renewals & implementing rent increases.
• Conducting an end of tenancy property inspection after the tenants vacate.
• Collecting final meter readings.
• Negotiating deposit deductions with the tenant and administering the dispute process should it be necessary to reach resolution.
